Dulsco Job Vacancies – Director of Retail Leasing

Job Description:

A highly talented Retail Leasing Director for a prestigious shopping mall based in Dubai. The ideal candidate should possess relevant experience in a Leasing Manager / Director capacity within shopping malls in the GCC with an emphasis on Business Development.

Job Responsibilities:

• Receive and approve retail concept design from Tenant to Mall Operations in compliance with the Mall Standards and requirements. Discuss with Tenant and make recommendations for improvement when necessary.
• Closely coordinate with Operations Department and meet regularly to discuss ongoing fit-out progress, strategic planning and implementation of new retail concepts according to the time frame set.
• Assist Tenants in transitioning from executed contracts to the handover of premises and commencement of fit-out. Monitor any delays during fit-out construction period.
• Lead clients and negotiate qualified deals from inception to final execution. Negotiate new/ renewal leases with Retail tenants, amending terms and conditions as necessary.
• Manage client’s portfolio and maintain/develop good relations with tenants. Become a main point of contact in negotiations with existing tenants and new prospective clients.
• Develop leasing plan to identify and target new prospective clients. Prepare and execute strategy for the various retail areas in accordance with Mall requirements. Keep track on future market trends.
• Evaluate tenant mix regularly and enhance standards.
• Conduct presentation meetings with prospective and existing clients while promoting the mall as a unique retail destination.
• Set new lease rates and renewal rates in consultation with General Manager.
• Finalize new and renewal leases with Tenant/Tenant’s legal department/representative if necessary.
• Coordinate with Marketing dept. and re-market empty properties (residential, commercial and retail).
• Organize and attend meetings with tenants when necessary.
• Prepare monthly status report for the properties: rental, occupancy, vacating notice and payment plan.
• Prepare the yearly budget for Leasing Department in consultation with Property General Manager and other Departmental Managers.
• Manage debt collection staff, discuss weekly progress report.
• Maintain and update SOP for all leasing procedures within Leasing Department.
• Recruit and train new Leasing staff when necessary.

Job Requirements:

• Strong working knowledge within retail leasing with a proven track record in leasing large retail areas to high profile brands
• Strong negotiation skills
• Competent commercial and market awareness
• Excellent relationship building skills
• Knowledge of market trends and regional competitor activity
• Adept at Dubai Tenancy laws

Qualification & Experience:

• 8+ years of experience in a retail setting particularly large shopping malls
• 5+ years of senior level leadership experience within shopping malls
• A University Degree preferably in Business Administration
